Suppose you want to sell your house in Benken and first look for the official median. There is none in any of the three reference years 2007, 2015 and 2025, neither for houses nor for flats. In 2025, 2 houses and 2 condominiums changed hands; 2015 brought 4 and 5 sales, 2007 brought 4 and none.
Benken also lies in the Weinland, with no station of its own. The missing benchmark and the location belong to the same starting point for a sale, and both can be described with documented figures.
What does it mean for a sale that Benken has no station?

What does it mean for a sale that Benken has no station?
Benken lies in the north of the Canton of Zurich, in the Weinland. It has no station of its own; no railway station lies within the municipality. The fastest connection to Zurich therefore runs by bus to the station in neighbouring Marthalen.5
From the central bus stop Benken ZH, Dorf, the fastest connection between 9 and 10 am takes 53 minutes. It takes bus 630 to Marthalen. From there you walk to the station and ride the S 12 to Zürich HB.5 Earlier departures in that hour take noticeably longer, 65 or 77 minutes.
What this means for a sale: the lack of a station belongs in the description of your plot. The travel time is the documented figure. It is no reason to skip a derivation via district and land. Prospective buyers can look up the travel time themselves. An exact figure stands up to that check.
What does the land model show for Benken since 2015?
The cantonal land model estimates residential building land in Benken at CHF 1,031 per square metre for 2025.7 In 2015 the model value was CHF 611, which is 68.7 per cent more in ten years. The typical range of the model runs from CHF 715 to CHF 1,453.
The canton also publishes a median of prices actually paid for residential building land. Pooled over five years, it was CHF 800 for 2011 to 2015 and CHF 1,742 for 2021 to 2025.7 That is a different measure from the model value and serves only as rough orientation. Benken sits below it with its model value.
For flats, Andelfingen district, to which Benken belongs, provides the comparison. Its flat median rose from CHF 641,000 in 2015 to CHF 900,000 in 2025, from 100 and 129 sales across the district.2 That is not a price for a flat or house in Benken.
What reduces the property gains tax on a sale in Benken?
Benken applies the same tariff as the whole canton and only levies the tax.1 It grows with the gain, from 10 per cent on the first CHF 4,000 to 40 per cent above CHF 100,000. From the 5th full year of ownership the tax falls, by 20 per cent in the example after 10 years.
From 20 full years the reduction reaches its maximum of 50 per cent. The same gain would then cost only CHF 46,500 instead of CHF 74,400.1 After more than 20 years, owners may use the market value from 20 years ago instead. Documented value-enhancing investments also cut the gain; plain maintenance does not.
Put the proceeds into an owner-occupied home in Switzerland, and the tax can be deferred.1 The old home must also have been owner-occupied. If the new home costs less than the proceeds, the difference is taxed at once.10 If it costs no more than the old price and investments, the deferral does not apply. Deferred is not waived.

What matters in Benken besides the price?
From Benken ZH, Dorf you reach Zürich HB from 53 minutes, on bus 630 to Marthalen and from there by the S 12.5 In Benken, 18.2 per cent of the population are 65 or older, 163 of 894 people.4
Benken taxes income and wealth at 110 per cent, 205 per cent together with the canton.3 In neighbouring Marthalen you would pay about 1 per cent less cantonal and municipal tax on the same income and wealth, in the district capital Andelfingen about 4 per cent more.
The purchase contract in Benken is notarised by the notary, land registry and bankruptcy office of Feuerthalen, Trüllergasse 6, 8245 Feuerthalen.11 More in the guide Notary and land registry.
Is there a value capture levy in Benken?
Benken charges no municipal value capture levy. Under article 2 of its building and zoning regulations, the municipality has expressly waived such a levy.6 The waiver was adopted on 4 December 2025 and approved by the canton on 27 April 2026.9 According to the cantonal overview it has been in force since 1 September 2026.13
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Without a median in the village, the price needs its own derivation. I set out land model, district value and building and show what remains after tax.

How do I find the right estate agent in Benken?
Ask which figures someone uses to justify the value in Benken when there is no median. I handle sales across the whole Canton of Zurich. Land model, district value and building should each be documented, the tax calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Benken?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Benken cost me a value capture levy?
Not a municipal one; Benken has expressly waived it in its building regulations. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
