Suppose you own a house in Oberstammheim, Unterstammheim or Waltalingen and want to know its official value. No such figure exists: for none of the reference years 2007, 2015 and 2025 does the canton give Stammheim a median, for houses or for flats.

Only 10 houses and 7 condominiums sold on the open market in 2025, and the canton only calculates a median from 15 sales. Since 1 January 2019 the three former municipalities have formed Stammheim together.13 Almost one resident in four is 65 or older.

What guide does the land give in Stammheim?

A first, rough one. For residential building land in Stammheim, the cantonal model gives a 2025 value of CHF 642 per square metre.7 Ten years earlier it was CHF 425, a rise of 51.1 per cent. The typical range of the model lies between CHF 459 and CHF 899.

Alongside it there is a canton-wide figure from actual sales. Building land fetched a median of CHF 1,742 per square metre in 2021 to 2025, and CHF 800 in 2011 to 2015.7 The two figures measure different things, one estimates, the other counts. They give a sense of scale, nothing more.

For a built plot in one of the villages, the land value alone is not enough. The model knows neither your plot nor your house. Location, size and shape of the plot are assessed separately, and the building adds its age, condition and fit-out. Only then is there a figure you can back with documents.

What does Andelfingen district show when Stammheim has no median?

Andelfingen district and the Weinland planning region report the same official price figures. In 2025 the flat median there was CHF 900,000, counted from 129 sales.2 In 2015 it was CHF 641,000 from 100 sales. The district median thus rose by 40 per cent. For the district, sales in both years are clearly enough for a median.

This figure comes from sales across the whole district. How many of them were in Stammheim, and which flats they were, the statistics do not show. Large and small, old and new flats are all mixed in. For a flat in Stammheim it is therefore a setting, not a price.

For houses, the district gives a 2025 median of CHF 1,273,600, from 143 sales.2 This figure says nothing about a particular house in Guntalingen or Oberstammheim either. The value of your house needs plot, building and location, each derived on its own.

How much property gains tax is due in Stammheim, and what reduces it?

The tariff is cantonal; Stammheim levies the tax.1 It is charged on the gain, not the sale price. The first CHF 4,000 of gain is taxed at 10 per cent, every franc above CHF 100,000 at 40 per cent. After 10 full years, the tax falls by 20 per cent.

From 20 full years the reduction peaks at 50 per cent: CHF 46,500 instead of CHF 74,400 in the example.1 If you bought more than 20 years ago, the market value of 20 years back may replace the purchase price. Documented value-adding investments reduce the gain; plain upkeep does not.

Moving into a new owner-occupied home in Switzerland, having lived in the old one yourself, lets you defer the tax.1 Should the new home cost less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price plus investments, no deferral is possible.10 Deferred is not waived.

What matters in Stammheim besides the price?

From Stammheim station, which lies on the municipality's own territory, you take the S 29 to Winterthur and the S 12 on to Zürich HB, from 59 minutes.5 None of the 160 Zurich municipalities takes longer; from Truttikon, by bus and S 12, it takes just as long.

24.5 per cent of residents are 65 or older, 726 of 2,967, and 6.4 per cent are 80 or older.4 Only 8 of the 160 Zurich municipalities have a higher share, highest Berg am Irchel at 27.5 per cent; Schöfflisdorf is level.

The municipal tax rate is 112 per cent, 207 per cent together with the canton.3 On the same income and wealth you pay about 6 per cent more cantonal and municipal tax in Winterthur, about 11 per cent less in Dinhard.

Is there a value capture levy in Stammheim?

Since 9 March 2024 Stammheim has levied a municipal value capture levy: 20 per cent of the gain in value minus CHF 100,000, exempt area 1,200 square metres (article 45 of the building and zoning regulations).6 Smaller plots are exempt, unless the gain in value exceeds CHF 250,000.8 The rule comes from the general revision of the structure and land-use plan after the merger: adopted by the municipal assembly on 21 September 2022, approved by the cantonal building department on 12 December 2023.9

This levy only falls due once the plot is built on, not on sale. If it is still open, the obligation passes to the buyer and belongs in the purchase contract.14

The cantonal levy applies alongside it: 20 per cent of the increase in value when land is newly zoned for building; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, it falls due on the building permit or as early as the sale. More in the guide value capture levy.

Who notarises a house sale in Stammheim?

The purchase contract is notarised by the notary, land registry and bankruptcy office of Stammheim, Hauptstrasse 8, 8477 Oberstammheim.11 The office is based in the municipality and also serves Truttikon. It also enters the transfer in the land register. More in the guide notary and land register.

Without a median, your asking price in Stammheim needs a reasoning that interested buyers can follow. I derive land, district value and building separately and calculate the tax with your purchase date.

What else do owners in Stammheim ask?

How do I find the right estate agent in Stammheim?

Ask to be shown how a price comes about without an official median. I handle sales across the whole Canton of Zurich. Check that land, district value and building are derived separately and that the tax is calculated with your purchase date. Useful for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Stammheim?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Stammheim cost me a value capture levy?

The sale alone does not make the municipal levy fall due; only building on the plot does. It covers upzoned or rezoned plots of 1,200 square metres or more, smaller ones only with a gain in value above CHF 250,000; an open levy belongs in the purchase contract. On newly zoned land, the cantonal levy falls due on the building permit or as early as the sale.
