Suppose you bought your house in Truttikon about 15 years ago and now want to sell. A neighbour quotes a price he has heard. It cannot be proven, and the statistics can hardly check it.
Across the three reference years they count 5 open-market house sales in Truttikon for 2007, 3 for 2015 and 2 for 2025. No flat was sold on the open market in any of those years, 0 sales. A median needs at least 15 sales in one year; Truttikon never got beyond a third of that.
How low is Truttikon's land model compared with the canton?
Worked example
Worked example, Truttikon: flat at the Andelfingen district median, 10 full years

How low is Truttikon's land model compared with the canton?
Very low. For 2025 the cantonal model estimates residential building land in Truttikon at CHF 491 per square metre.7 Only Flaach, Berg am Irchel and Bauma are lower; the other 156 municipalities in the canton are higher. Since 2015 the value has risen from CHF 366 by 34.2 per cent. Typically the model ranges from CHF 339 to CHF 703 per square metre.
For the canton as a whole there is also a median of prices actually paid: CHF 1,742 per square metre of residential building land over 2021 to 2025.7 It is not a model value but a figure from sales. Side by side, the two measures only give a rough order of magnitude.
A low model value does not mean your house is worth little. The model values undeveloped land without knowing your plot. For a house, the building is added, with its age, condition and fit-out. That can only be derived at the property itself.
How useful is Andelfingen district as a yardstick when Truttikon has no flat sales?
It replaces the missing village comparison, but only as context. In 2025, 129 condominiums were sold on the open market in Andelfingen district, median CHF 900,000.2 In 2015 there were 100 sales, median CHF 641,000. The rise is 40 per cent. It supplies the prices for the worked example on this page.
Houses in the district fetched a 2025 median of CHF 1,273,600, from 143 open-market sales. That is 43 per cent more than in 2015.2 The house median was thus about 20 per cent below the cantonal one, the flat median 25 per cent. They draw on sales from the whole district.
Truttikon contributed two house sales in 2025 and no flats. Whether a house in the village sits above or below the district median depends on plot, building and location. A house on a large plot can differ widely from one on a small plot. That is why the value is derived at the property rather than taken over from a district figure.
How high is the property gains tax in Truttikon after 10, 15 or 20 years?
The tariff is cantonal and the same everywhere; Truttikon only levies the tax.1 The first CHF 4,000 of gain bear 10 per cent, parts above CHF 100,000 bear 40 per cent. With 10 full years, as in the example, 20 per cent comes off: CHF 74,400.
After 15 full years the same gain would cost CHF 60,450, after 20 full years CHF 46,500.1 The reduction is capped at 50 per cent. Bought over 20 years ago? You may then start from the market value of 20 years ago. Documented value-enhancing investments reduce the gain, pure maintenance does not.
A deferral is possible if you lived in the old house and buy a new home in Switzerland to live in.1 Where it costs less than the proceeds, the gap is taxable at once. If the replacement costs no more than the former purchase price and investments, there is no deferral.9 Deferred does not mean waived.

What matters in Truttikon besides the price?
Truttikon is not on a railway line. From the stop Truttikon, bus 621 leaves at 9.43; after one change to the S 12 you reach Zürich HB from 59 minutes.5 On both reference days this was the fastest connection between 9 and 10 am.
With 468 residents, Truttikon is the smallest of the 160 municipalities in the canton after Volken. 105 people are 65 or older, 22.4 per cent of the population. Aged 80 or more: 4.5 per cent.4
The municipal tax rate of 107 per cent comes to 202 per cent with the canton.3 84 of the 160 municipalities in the canton are higher, 5 level and 70 lower. In Stammheim, seat of the responsible notary, you would pay about 2 per cent more cantonal and municipal tax on the same income and wealth, in Andelfingen about 6 per cent more.
Notarisation and land registry are handled by the notary, land registry and bankruptcy office of Stammheim, Hauptstrasse 8, 8477 Oberstammheim, not the notary in Andelfingen.10 How the process works there is explained in the guide Notary and land registry.
Is there a value capture levy in Truttikon?
Truttikon charges no value capture levy of its own today. Its building regulations, adopted on 17 April 2013, contain no article on it.6 On the cantonal map, Truttikon is listed under «Kein Mehrwertausgleich in der Bauordnung» (no value capture in the building regulations).12 Whether the municipality plans a rule can be confirmed by its building office.
None of this affects the cantonal levy. The canton charges 20 per cent of the increase in value when the municipality newly zones land for building, small gains exempt.8 The same holds for rezoning a zone for public buildings. The levy falls due with the building permit or as early as the sale, and must then be settled in the purchase contract. The guide value capture levy has the details.
When hardly any houses in the village are sold on the open market, what counts is a derivation you can recalculate. I separate land, district and building and show with your purchase date what remains net.

The derivation should show land, district and building separately and calculate the tax with your purchase date. To prepare, use the 12 checking questions.
Why is the contract not notarised in Andelfingen, when Truttikon lies in Andelfingen district?
Andelfingen district has more than one notary district. Truttikon belongs to the Stammheim district, served by the notary, land registry and bankruptcy office in Oberstammheim. Berg am Irchel and Volken, for example, belong to the Andelfingen notary district instead.
Will selling in Truttikon cost me a value capture levy?
The municipality charges none; its building regulations do not provide for one. The cantonal levy concerns newly zoned land and rezoned zones for public buildings: 20 per cent of the increase in value, small gains exempt. It is due with the building permit or, if sooner, on the sale.
