Suppose you look for the official flat median of Laufen-Uhwiesen in 2025. You will not find one, but only just: 14 condominiums changed hands, one short of the 15 at which the canton works out a median at all.
For houses the three reference years are close together, but clearly below the threshold: 11 sales in 2007, 11 in 2015, 10 in 2025. An official median cannot be missed more narrowly than with the flats.

What does the land show in Laufen-Uhwiesen when the median is just missing?
What Laufen-Uhwiesen does have is a model for the land. The cantonal model puts residential building land in Laufen-Uhwiesen at CHF 968 per square metre for 2025.7 In 2015 it was still CHF 583, a rise of 66 per cent in ten years. Of the 160 municipalities in the canton, 83 rose more strongly, 76 less. Typically the model ranges from CHF 687 to CHF 1,372 per square metre.
Alongside it, the canton knows a price actually paid across its whole territory. Residential building land sold in 2021 to 2025 fetched a median of CHF 1,742.7 Model and price paid arise in different ways and only serve as rough orientation. The model value of Laufen-Uhwiesen sits below it.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Laufen-Uhwiesen, the building comes on top, with its age, condition and fit-out. A single sale in the neighbourhood is no substitute for that derivation.
How narrowly does Laufen-Uhwiesen miss an official median in 2025?
In 2025, 14 condominiums changed hands in Laufen-Uhwiesen.2 That is a single sale short of the 15 needed for the canton to work out a median at all. In 2015 there were only 4, in 2007 just 1.
For houses the figures of the three reference years are similar, but further from the threshold: 10 sales in 2025, 11 in 2015, 11 in 2007 as well.2 None of the three reference years reached a median. What happened between the years, these figures alone do not show.
For an official figure you have to turn to the district of Andelfingen. In 2025, 129 flats changed hands there, at a median of CHF 900,000, 40 per cent above the 2015 median.2 That value mixes sales from across the district and is not a price for a flat in Laufen-Uhwiesen. For your own property, location, plot and building count, each derived separately.
What reduces the property gains tax on a sale in Laufen-Uhwiesen?
The tariff is the same throughout the canton; Laufen-Uhwiesen only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 46,500 would then be due instead of CHF 74,400.1 Documented value-enhancing investments reduce the gain further; mere maintenance does not.
Buy a new home to live in afterwards, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.10 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

Is there a value capture levy in Laufen-Uhwiesen?
On upzoning and rezoning, Laufen-Uhwiesen charges a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000.6 The rule is in art. 31 of the building and zoning regulations; the cantonal building department approved it on 10 March 2025. According to the cantonal overview, it has been in force since 20 May 2025. Plots under 2,000 square metres are exempt, unless the gain in value exceeds CHF 250,000.68
The levy only falls due once building starts, not on sale.9 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. More in the guide value capture levy.
In 2025 flats were a single sale short of an official median, houses several. I derive the value via the district and the land and show, with your purchase date, what remains after tax.

What else do owners in Laufen-Uhwiesen ask?
How do I find the right estate agent in Laufen-Uhwiesen?
Ask what a figure rests on when the median is missing by one sale. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Laufen-Uhwiesen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Laufen-Uhwiesen cost me a value capture levy?
The municipal levy, not because of the sale itself. It only hits upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due with construction. If it is open, it belongs in the contract with the buyer. Newly zoned land is different: there the cantonal levy falls due with the sale itself.
