Suppose you look for the official price of a house or flat in Flurlingen. There is none, neither for 2025 nor for 2015 or 2007. In all three years, open-market sales for both property types stayed below the threshold of 15, from which the canton calculates a median.
Land tells the opposite story. The cantonal model in Flurlingen has nearly doubled within ten years, from CHF 706 to CHF 1,334 per square metre. And to reach Zurich by rail, you first need your own feet: there is no station on Flurlingen ground.

Why has land value in Flurlingen nearly doubled?
The cantonal land model in Flurlingen has nearly doubled within ten years. In 2015 it stood at CHF 706 per square metre. By 2025 it reached CHF 1,334, a rise of 89 per cent.7 Of the 160 Zurich municipalities, only 33 show a stronger rise, one an equal rise and 125 a weaker one.
The canton provides a second measure. From 2021 to 2025, residential building land sold for a median of CHF 1,742 per square metre, across all sales in the canton. Model value and price paid are built in different ways. In Flurlingen the model typically ranges from CHF 931 to CHF 1,890 per square metre.
What is estimated is undeveloped land, neither your own plot nor the building on it. For a house in Flurlingen, the building comes on top, with its age, condition and fit-out. A strong land value alone therefore does not yet give a price for your house.
Why is there no official median in Flurlingen?
Houses in Flurlingen have no median in any of the three reference years. In 2025, 6 changed hands, in 2015 it was 7, in 2007 it was 5. Each year stayed below the threshold of 15 sales.
Flats show the same picture. In 2025, 7 changed hands, in 2015 it was 5, in 2007 also 5. Here too, no year reaches the threshold for an official median.
As context, the district of Andelfingen, home to Flurlingen, shows a flat median of CHF 900,000 for 2025. In 2015 it was CHF 641,000, a rise of 40 per cent. That is not a price for a flat in Flurlingen itself, but a measure from sales across the whole district. What this means for you: land and building must be derived separately, backed by comparable properties from the region.
What reduces the property gains tax on a sale in Flurlingen?
The tax tariff is identical throughout the canton; Flurlingen only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. The holding period works the other way, 20 per cent off after 10 full years.
From 20 full years the reduction stays at half. On the same gain, CHF 46,500 would be due instead of CHF 74,400. Owners of more than 20 years may use the market value of 20 years ago as the purchase price instead. Documented value-enhancing investments reduce the gain further; maintenance does not.
Buy an owner-occupied home in Switzerland with the proceeds, and the tax can be deferred. You must have lived in the previous property yourself. If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, there is no deferral.9 Deferred does not mean waived.

What matters in Flurlingen besides the price?
From the stop Flurlingen, AROVA it is a 14-minute walk to Schaffhausen station; from there the IC 481 runs to Zürich HB, with no change of train, from 50 minutes.5 Flurlingen has no station of its own. According to the official municipal boundaries, the nearby station of Feuerthalen lies on the ground of the neighbouring municipality, not on Flurlingen soil.
In Flurlingen, 19.3 per cent of the population are 65 or older, 288 of 1,492 people; 5.7 per cent are 80 or older.4 Flurlingen taxes income and wealth at 111 per cent, 206 per cent together with the canton.3 On the same income and wealth, Feuerthalen means about 1 per cent more cantonal and municipal tax, Marthalen about 2 per cent less.
The purchase contract for Flurlingen is notarised by the notary, land registry and bankruptcy office of Feuerthalen, Trüllergasse 6, 8245 Feuerthalen.10 More in the guide notary and land register.
Is there a value capture levy in Flurlingen?
Flurlingen charges no municipal value capture levy today. Its building and zoning regulations contain no such article.6 A draft has been pre-reviewed by the canton, but neither adopted by the municipality nor approved by the cantonal building department. Until then: no levy.
The cantonal levy remains regardless: if the municipality newly zones land for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. After new zoning, the levy falls due when building is approved or as early as a sale, so it belongs in the purchase contract. More in the guide value capture levy.
Two missing medians and a sharply risen land value call for a derivation, not a guess from the gut. I calculate land, building and district value separately and show, with your purchase date, what remains after tax.

How do I find the right estate agent in Flurlingen?
Ask how a figure comes about when there is no median for either houses or flats. I handle sales across the whole Canton of Zurich. A sound derivation separates land and building and calculates the tax with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Flurlingen?
The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Flurlingen cost me a value capture levy?
Not from the municipality: Flurlingen charges no levy of its own today, and a draft has only been pre-reviewed. If land was newly zoned or a zone for public buildings rezoned, the canton charges its levy. After new zoning, it falls due when building is approved or as early as the sale.
