Suppose you want to sell your house in Feuerthalen and first look for the official benchmark. There is none for 2025, and in 2007 and 2015 house sales also stayed below 15.

Flats were different. In 2007 and 2015 there was a median each time. In 2025 only 9 flats changed hands, too few for a figure of their own. So Feuerthalen has an official flat median for 2015, but none for 2025.

Why is there no flat median in Feuerthalen for 2025?

The canton only publishes a median from 15 open-market sales a year. For houses, Feuerthalen reached that in none of the three reference years. 12 changed hands in 2025, 8 in 2015 and 8 in 2007 as well.

For flats the number was above the threshold in two of the three reference years. In 2015 there were 18 sales, at a median of CHF 624,000.2 In 2007 it was 16 sales. In 2025 there were only 9, too few for a figure of its own.

What this means for you: the market has not vanished, only the 2025 sample is too small. A figure heard in the village is no substitute for the missing statistic. The 2015 flat median shows the level back then, not the price of your own house or flat today. A reliable assessment needs location, plot and building derived separately, backed by comparable properties from the district.

What does the land model show when the median is missing?

A second official anchor, independent of the number of sales. The cantonal model puts residential building land in Feuerthalen at CHF 998 per square metre for 2025.7 In 2015 it was still CHF 546, a rise of 82.8 per cent in ten years. Typically the model ranges from CHF 700 to CHF 1,406 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 between 2021 and 2025, up from CHF 800 in 2011 to 2015.7 Model value and sale price are produced in different ways. On its model value, Feuerthalen sits well below the cantonal figure for 2021 to 2025.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Feuerthalen, the building comes on top, with its age, condition and fit-out. Both can be derived separately and backed up with documents, whether or not the median happens to reach the threshold.

What reduces the property gains tax on a sale in Feuerthalen?

Feuerthalen applies the same cantonal tariff as every municipality; only the levying is local.1 It climbs in steps as the gain grows: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. A long holding period works against that, 20 per cent off in the example after 10 full years.

From 20 full years the reduction reaches its maximum of 50 per cent, CHF 46,500 instead of CHF 74,400 in the example.1 Past 20 years, the market value of 20 years ago may replace the purchase price. Documented value-enhancing investments also lower the gain; maintenance does not.

A replacement purchase allows a deferral. Buy another owner-occupied home in Switzerland with the proceeds, and the tax can be deferred.1 You must have lived in the old property yourself. A cheaper replacement means the difference is taxed at once. One no dearer than the old purchase price plus investments removes the deferral entirely.10 Deferred is not the same as waived.

What matters in Feuerthalen besides the price?

From Feuerthalen station the S 1 runs to Schaffhausen; there you change to the IC 481 for Zürich HB, from 45 minutes.5 In Feuerthalen, 20.3 per cent of the population are 65 or older, 787 of 3,883 people; 7.0 per cent are 80 or older.4

Feuerthalen taxes income and wealth at 114 per cent, 209 per cent together with the canton.3 On the same income and wealth, Winterthur means about 5 per cent more cantonal and municipal tax, Flaach and Marthalen about 3 per cent less.

The purchase contract in Feuerthalen is notarised by the notary, land registry and bankruptcy office of Feuerthalen, Trüllergasse 6, 8245 Feuerthalen.11 More in the guide Notary and land registry.

Is there a value capture levy in Feuerthalen?

Feuerthalen levies a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000.6 Plots under 1,400 square metres are exempt, unless the gain in value exceeds CHF 250,000.68 It rests on the zoning total revision: adopted on 3 September 2025, approved by the cantonal building department on 3 June 2026, in force today.9

The levy only falls due once building starts, not on sale.8 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. If the municipality zones land for building or rezones a zone for public buildings, the canton also charges 20 per cent of the increase in value, small gains exempt.8 For new zoning, that levy falls due with the building permit or as early as the sale. More in the guide value capture levy.

A missing median is no reason for a figure from the gut. I derive the value via the district and the land and calculate, with your purchase date, what remains after tax.

What else do owners in Feuerthalen ask?

How do I find the right estate agent in Feuerthalen?

Ask how anyone arrives at a figure when the median is missing right now. I handle sales across the whole Canton of Zurich. Make sure the district value and land are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Feuerthalen?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Feuerthalen cost me a value capture levy?

The municipality does not charge its levy because of the sale itself. It only hits upzoned or rezoned plots from 1,400 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due with construction; until then it belongs in the contract with the buyer.
